The Spring Selling Season is Coming!

The real estate market has been busier than ever early this year–both nationally and locally. Our office has had more sales and offers in the first quarter of the year than we had the entire last half of last year. People are confident in the market and, with the stock market up, people are investing their money in real estate.

What does this mean to you? As a seller, this is the perfect time to list your property. Properly priced homes sell fast in this type of market. Our listing at 307 Old Stage Road was under contract in less than a month, as a prime and recent example.

If you’re looking to buy, this is a good time to be thinking about it because interest rates are not going to stay this low forever. They are creeping up slowly and we think that trend is going to continue.

Our Fall Real Estate Market

The real estate market in upstate New York typically slows down in the autumn.  The leaves are turning color, the nights are cold, and the morning crisp air signifies that we are headed for winter.  Typiclaly, this is when people think about the forthcoming holidays and a whole lot less about moving and a new home.

What a difference this year has been!  Our telephones have been ringing more with home buyers than ever this year.  More are looking to move over the winter than I have ever seen before.  Even when I worked in the Orlando, Florida market, the real estate market slowed down in the winter because traditional families didn’t want to move during the school year.  This doesn’t seem to be the case this year.  A great many buyers that are calling looking for property want to remain in the same school district that they are currently in, but they do want to move forward.

Current buying conditions have to be at least partially to blame for this trend.  Interest rates are at historic lows and I don’t think that can last for too much longer.  Since you can often buy a home for less than renting an apartment, it definitely make sense to buy!  We have a large group of lenders that we can refer buyers to that can offer everything from no down payment programs to extremely low interest programs–depending on your individual situation.  Why not buy a home?  Or buy an investment property or two?  There is a finite amount of real estate–they aren’t making any more of it (except in Dubai, of course)!  Traditionally, real estate is always a good investment.

By the same token, this is a good time to sell.  Normally, I would recommend that sellers wait until the spring to put their homes on the market.  However, with the number of buyers looking–now is the time to list!

Groton Christmas Celebration!

Hello readers!  It’s a bit early to be thinking about Christmas, but we already are here in the village of Groton!  On December 15, 2012, we’re going to have the first ever village-wide celebration of the holiday.  We are looking for people to join the committee to help make this event a reality!

Anyone interested in helping out should contact us.  We’re looking for all sorts of new ideas to help celebrate the day!  We expect to have various retail events, singers, games, and all sorts of events for people of all ages.

Finally, the highlight of the day will be a book signing and meet and greet with two television stars!  We’re going to make this an event like no other!  So, why not help make this village an even better place to live?!

 

Our ESPN Radio Ads

In order to better serve our customers, we’ve started advertising on ESPN Radio, Ithaca.

So far, the response has been tremendous!  Earlier this week, Ronda Catlin and I recorded a new advertisement that will start to air sometime in the next week.  In the advertisement, we focus on our strengths as a small real estate brokerage.

“We’re NOT a factory!” is the theme we’re working with.  This is true in so many ways.  We work hard with each individual buyer and seller to create either a buying strategy or a sales marketing plan to get the end result that our client needs. 

We are “The Small Town Realtor with the Big City Service!”  We have all of the advertising tools and technology that the larger offices have, but we have the time to actually use them properly.  We spend the time needed with each client.  Our client base is small and therefore we have the time to allocate to each of our client’s needs.

Great new signs!!

We are having a great time at the real estate office–we’re in the process of changing over our signs into new, full-color, eye-catching signs that were created for us by local artisan Davey Louis Jones.  You can see some of Davey’s amazing work at his website,  http://www.DaveyLouisJones.com.   I’ve known Davey for many, many years and he was the first artist that I thought of when it came to redesigning our signs.  He didn’t disappoint!

Hopefully, you will be seeing lots of these!  There is a great new listing on Route 281 in Cortland, a new three family listing at 580 West King Road in Ithaca, and a new lakefront listing coming a mile past Taughannock Park outside of Ithaca.  We have some new land listings coming in as well!

I just got a great new listing! This home is a five bedroom home that could easily be made into a six bedroom home. There’s a room that the past owners used as a den that has a closet and was, at one time, a bedroom. The home features four full baths as well.

Preparing to Sell…

When preparing to sell your home, I find that there are some really simple rules to follow to prepare the house to sell. The basic principal to follow all comes down to presentation. Imagine what someone thinks walking into your home for the first time. You want the home to not feel cluttered or dirty and for people to be able to imagine their furnishings in the home. If it’s so full of stuff that you can’t move around or see the walls, there’s trouble!

Today, I viewed a competitor’s listing with a client. I sincerely believe this house is what my client is looking for, but there was no way that she could tell! There were newspapers and magazines stacked on the front porch in multiple piles. Inside, there was laundry all over the place! The living room was small, yet it was FILLED with furniture (imagine a normal sized living room with four sofas, five end tables, a coffee table, two television, and two or three dilapidated book shelves). The kitchen counters were filled with equipment–all presentable, but you couldn’t even see much of the counter. Finally, if you looked up, there were lots of cobwebs and the ceiling was a dismal brown from cigarette and wood smoke.

If you’re preparing your house to sell, PLEASE think about first impressions. If you need to, rent a storage unit to remove excess furniture. Ceiling paint is inexpensive and relatively easy to apply and, if it’s needed, makes the home look so much better. Spend some time cleaning–take your moving time as a time to organize and get rid of things that you never use. If you have mounds of clothes, put the out of season clothes away. Consider donating unused items to charities that could use them. For example, the battered woman’s shelter in Ithaca can always use items and it’s a terrific cause.

I watch clients walk around houses and imagine where their possessions are going. People think about how their living room will be laid out, who will have what bedroom and how the furniture will fit. I also see people who will walk away from what could be a good house for them if the colors of the rooms aren’t pleasing to the eye. People are strange when it comes to imagining something other than Aunt Edna’s avocado green living room. Over powering colors, particularly that aren’t of mainstream taste, make a house difficult to sell. Consider investing in a can of paint and a few hours of your time. Alternatively, there are many good local handymen that can do the job for you and aren’t that expensive–you’ll easily recoup the cost in the faster sale of the home!

I sincerely believe this listing would have sold today if someone had just taken the time to properly prepare it for viewing…a lesson that can be learned for all of us!

It’s a HOT Market!

Welcome to our new blog! We want to be able to communicate with our customers and provide helpful information that will help buyers and sellers in the central New York real estate market.

We’ve had a very, very busy fall and early winter! Most all of our listings have gone under contract. We’ve sold several houses as a buyer’s agent, too! The market is definitely recovering from the post-tax rebate slump that we were seeing in our area. In 18 years related to the business, I can’t remember when I’ve been this busy at this time of year.

Are you thinking about selling? The Cortland, Ithaca, Groton, Dryden market needs quality listings. By quality, I mean adequate homes at a reasonable price. Homes that have painted wallpaper and are being marketed as “completely renovated” are not really what we’re looking for. We’re looking for home sellers that are honest and realistic about what they have and expect a fair market value for their home. Downtown Groton has been busy this fall. We’ve been very lucky in our little town, really. We have some lovely stores–The Groton Hobby Shop (I’m partial to this one since I own it…), a new thrift store called Bargain Buys, and a wonderful gift shop called Brittany Station that have appeared to be particularly busy during this holiday season. We have a new bio-plastics company coming to town called Pylantis. A hydroponic lettuce grower is opening in our industrial park at the top of the hill. The Groton Business Association sponsored a visit from Santa that included gifts for the children, cookies and hot chocolate from Bun Appetit Bakery and sing along caroling with a DJ. It’s events like these that make living in a small town so wonderful to me.

Ok…since this is my first entry, I’m not going to ramble on forever. I’m excited to see it pop up on our site.
